If you don't have an easy way to look up the parcel number, research can be a bear.  3rd party list provider might give you physical address, name and address of the owner, tax appraisal value, link to a map, minimum bid and maybe even more info.On the list of delinquent taxes, chances are you might have to pay for this.

I suspect most agents in those areas never get a physical copy of the title commitment I find i have to ask for it in those venues.

The benefit to investing out of state, is that it forces you to develop the systems and the mindset from day one that you are not going to be physically going to these properties and fixing things, you'll be training yourself in "leadership" type tasks and systems and that will make it easier in my mind to scale.
