If mold is found the company or persons who performed the testing will have a protocol on how it should remediated based on the type of mold found.

It could very well be the route that is "cheapest" now, ends up being substantially more expensive down the road.If the costs above are not worth it to you...maybe pass on the LLC and get yourself a good insurance policy, and maybe an umbrella policy personally.

However, (personal opinion) I do believe that the Beltline represents a real, physical asset that will help values stay strong in the long term (assuming you don’t overpay).

So far, we've pieced along different elements of this (different tax person each year, no LLC to one to now 2 this year, haven't yet used a bookkeeper...)trying to streamline systems and have a solid foundation for our fairly new and growing real estate portfolio. 

Some buy and hold investors may have outdated beat up buildings that can't be sold conventionally without repair and your flipping operation with the right agent may just happen upon that deal for working with that person.

I know in the sense that you’re referring to this being your personal house with your personal belongings, but even potential renters are disrespectful of other peoples houses.If it’s muddy outside, don’t be shocked if they don’t walk around the outside first before going on the inside without taking off their shoes at the door.
