Form a landlord perspective, we are not renting with utilities included (a big plus ... we are also able to assign the water/sewer to the tenant in our SFH student rentals) and, as an added bonus, it allows us to track the performance of our buildings following the completion of a deep energy efficiency renovations.

I have a lot of experience working with clients in all categories from experienced investors all the way to first time buyer/sellers, whether it's with REOs, HUD homes, foreclosures, or regular sales.When I'm not working, you'll find me traveling, at sporting events (even when our teams are horrible), trying out a new restaurant, playing my guitar, going to see some of my favorite classic rock bands in concert, or getting some culture at the different museums around town.If I wasn't a Realtor, I think I would be starting a restaurant or trying to come up with the next big idea to make people's lives easier.I joined BP because I'm interested in networking, finding new clients to work with, and of course continuing my quest for constantly learning new things.If you think I might be a good connection, or at the very least a nice person, then I would love to talk!

If your plan is to acquire a {distressed} under-performing property, renovate/rehabilitate, bring it into performance, then pull out your forced appreciation to acquire another property, then, you should use a variable rate mortgage product as you will incur the least amount of penalty for refinancing (maybe none in certain scenarios).Consider a mixed fixed-term mortgage / HELoC product on one, or more, properties.

"Out lot" sales in a commercial shopping center can be 3 or more years out requiring the all kinds of contingencies.Extending purchase agreements happen everyday, while the term of an extension is usually a few days or a month, there is nothing preventing an agreement to be extended for a longer term or as to any right or option to extend a purchase agreement.One and the main difference between the two contracts is that an Option does not (for a true Option) require performance by the optionee or buyer and a purchase contract requires performance by both parties, bi-lateral and uni-lateral agreements.An option may not have any default provision for performance as exercising the option is up to the buyer, the purchase agreement requires performance and carries penalties for non-performance.
