Totally agree with @Paul Moore and I think Self Storage and Mobile Homes don't get the same attention as Apartments because people, in general, don't really understand the asset classes, unlike apartments everyone gets the concept rather quickly. 

There are many good people under these programs, but likewise there are many looking to sell a sob story.

That trend has continued unabated.Now I see people commuting to Boston from Portland, Maine (!!!)

I'm curious if any other people who have legal non-conforming multi-family properties have had issues with financing.

For most people, the goal is financial freedom.

Some people pull all the equity out of their rentals to buy more, others like to pay cash for them, others pay the mortgages down faster because perhaps they want them paid off when they retire, others just let the tenants pay them down over time.

Lots of people say they have cash.

Sit down anywhere and people would just start talking real estate.

But boy, no wonder people do not trust insurance sale people.
