Not every lender will do new construction loans and even fewer will do the "one-time-close" option.  

That is an option to consider if your goal is to be entirely passive :)

If you leave it up to them to figure out, they are probably never going too.Another strategy could be to Lease the entire portfolio with an Option to purchase for cash (or terms ) after they pass away.

Hi Liad,Like you said, there are so many types of loans and financing options.

I think we're open to all options, so long as it's the right person to help.  

But what I really wish I'd known about when I first started investing in real estate is passive investing options, especially syndications.

Another option would be Propstream but I haven't used their platform in over a year so I don't know if they offer that.  

Portsmouth is attractive because of the MFH options available there.

I found another contractor and am trying to see what my options are with the architect.
