Depending on your market, it might be better to accept a small margin when your calculating a deal as numerous markets are hot and you will end up waiting weeks or months for something to come up. 

Very difficult to move properties to a new platform once you are up and running with numerous properties.

To truly be competitive and efficient, we need to take a look at our business taxes, sports gambling, and business regulations.This is a good start.

We prefer not to sell the stock for numerous reasons including that share price is historically low right now and due to length of ownership we don't yet have any vested grants that we can take out at capital gains rates.

I have definitely heard stories of that being done and resulting in success, but in my opinion the risk factor is very high, and gambling on a potentially very sour situation with a "previously content but quickly turned unhappy" tenant, especially in Massachusetts, being such a tenant friendly state.
