If the the seller isn't readily providing documentation, it's not because the dog ate it, but because the rents are low or non-existent and because the expenses are high.All that being said, if you have the stomach for low income rentals (I don't anymore), you may be able to get yourself some seller financed deals, possibly with very little money down.

Jon Klaus,I'd rather make the dollar and pay the tax than lower my returns as a percentage; however, there are various strategies that can be used.Depreciation and cost segregation are great; however, you might want to consider the advantages of a non-profit to fund a pension for you, othe corporations, family partnerships, etc.

So from my experience you can purchase property and title it in the name of an entity and fund it with (in your case) an SDIRA as long as you (or immediate family etc) do not own the property before hand.Be careful in your closing documents (HUD) that you do not show any form of management fee/financial consideration to yourself or non arms length entity etc.
