I need to create an operating agreement for my rental property LLC.

For example: Say I find a property that is $30-40k and needs another $30k in work.

For financial, insurance and logistical reasons, I will need to occupy one of the two units that are currently occupied.  

Clickfunnels is a powerful tool but not the tool for a content marketing based lead generation website most investors need for motivated sellers. 

I highly doubt a day or two will cause that much of a damage.

There is no "business partners" who need to come into the property.

I don't show the house unless you say funds are ready but if you lied and we need to wait until payday this isn't happening.
