It's been on the market for a while with no solid offers.I'm facing the decision of selling the property at break-even or potentially a loss, or renting it and waiting for a better market.

For real estate/investing, I have found that an understanding of finance and accounting can be the biggest benefit (if he can take extracurricular courses on sales too that would be helpful). 

To add to what is already posted, you may look at the greater Indianapolis areas like Anderson and Muncie as well - we've been very active in those markets recently.
