There was a lot of competition when I bought my 1st property in that area in 2018 but a bunch of new STR communities have popped up over the last few years leading to a much more competitive market.

Anyway... having the ice cold steely eyed final arbiter has been beneficial in keeping my over enthusiasm from creating financial loss.

For example, the last sale I did, they required that I remove the brand new stainless fridge because it didn't have an ice-maker (they didn't ask for a credit or a replacement...just that I get it out of there before closing).Most of them are looking for 7-10 days of due diligence, so that could make double closing difficult, but I imagine they'd do it (I've never tried).

If my mother eventually either passes or moves in with me in her advanced years, I am considering renting her house as my Dad passed last year.

For example the last rental property we purchased we owe on it about $86K and if paid off would cashflow an additional $600 per month.Because of our household income I am worried that paying off properties would bring us into tax brackets.
