Hi everyone,So, during my research to get a loan for a MHP that I am looking into, my bank and my insurance company recommended me to gift the MH's in this park to the current tenants and rent the spaces to them so that I save money on foreseeable problems (like repairs) since this property has been neglected for several years.

It's pretty much a gift.

My concern is since his % of funds is more than 14K it wouldn't be considered a gift and would be taxable.

If someone that uses buildium and has for 3 months wants to send me a referral, they will get a gift card to amazon and I will get a discount on service.

That said, I would at least get the agent a nice gift i.e.

I even got my personal friend, a Medical Doctor for 30 years, stop by every once in a while to check on her.I don't expect any physical rewards for my charity because the best rewards is the gift of giving.

if you have a property being gifted to you would you still need title insurance?

I know in Texas you're allowed to give small gifts under $50 value (gift card or something).
