When you find a property you want to purchase, you can send me the address and I can run it through the database and let you know if it's been inspected for lead paint and/or deleaded.

For that one I walked him through the project with the scope of work in hand (derived from our design changes and the inspection report), and had him bid it out based on my scope.

The city requires a Point of Sale Inspection which includes interior as well as exterior.

I would recommended inspecting it thoroughly, though.

Whatever you decide get a proper inspection and an appraisal done by a broker or appraiser.

I'm looking into a deal that is challenging me to do a bit more work than I have done before (moving the kitchens, changing floor plans, etc).Of course this sort of work will require permits from the city, gas/electric/plumbing inspections etc.

If your from Idaho, I have all the official leases, agreements, move in/out inspection forms etc. 

We put an offer on a single family home for a BRRRR that we didn’t get, got an offer accepted on a flip and walked away during inspection because of foundation issues, and looked at countless 2-4 unit properties.

After the inspection it turned out it just needed too much work and would not have made sense financially.
