If interest rates start going up, I think your odds of getting the loan called increase. 

Could probably write in a rent increase after year one to keep up with the market.All else being equal, I’d say first come, first serve.

If you rehabbed the property be prepared with a list of repairs to justify the increased price.

There's a more complicated way to account for the TI money, but simply out you can amortize it over 60 months by increasing rents $1 per every $5 given.

I will have a decent amount of equity from down payment, 4 years of higher payments at 2% interest,  and appreciation from bettering the condition of the building and increasing rents. 

OrIf the property is acquired without tenants, can this parking spot extra charge be something that can be adjusted month to month (maybe only some months the tenant would like to use it, and maybe the demand increases with more tenants).

The biggest take-away from the book is the possibility to do value add plays by increasing the NOI. 

Given the timeframe, and the fact that property values have risen across the country, there is a good probability your property has increased in value..
