Three of which have pased and I am in contract with the two surviving sistersEscrow informed me that the deed that was originally drawn up incorrectly as "tenants in common" versus joint tenancy which resulted in them having to go through the probate process.After further research, I found that since I was purchasing the property for 100k that we would be able to expedite the process using probate procedure 13200.There was then yet another delay and I come to find out that the seller had an issue with funds to pay the attorney.

As to my client that 1099 me with my S Corp, though he didn't have to but not illegal, and for the incorrect amount, and never got around to issuing a correction via the 1099R as requested by the IRS, I consider myself harassed.

There a ton of people out there and on the forums who own dozens or even hundreds of rental units.If you are self managing it will obviously be more time intensive to have that triplex in addition to your duplex, but still very possible for 1 person to take on.Michael's feedback above is incorrect

And the title companies use twelve months from the date of the sheriff sale as the wait period on these (incorrectly I must add as explained earlier); given that a sheriff's deed takes from six to twelve weeks to record, that is usually a safe number to use - until a former homeowner challenges the sheriff sale and the challenge lasts close to a year before the sheriff's deed is issued ...
