No two homes are the same and there are strategies for househacking with roommates.

For those investing in the area, what's the price point and strategy that you would recommend for someone who is planning to move into the area. 

Alternatively, or additionally, you can attempt to secure ownership of smaller properties utilizing one of the possible “nothing down” strategies.

I say this because most of these lower barrier markets where the BRRRR strategy pencils the easiest a are stagnant on growth and/or have limited home ownership.

It used to be a better strategy but I do not feel it works well anymore. 

When it comes to cash flow - Honestly that's a function of how you manage your business, your strategies, and what submarket you choose to explore.   

Just make sure their products align with your investing strategy, and get a feel for their guidelines so you can edit your boy box with your realtor so you do not waste your time chasing down deals that no lender will touch.
