I have never used Pricelabs market dashboard but know lots of people that like to research a market through their data as well. 

You should know how to stay compliant and it you know then you are good to go.

I know that a "subject-to" (sub-to) arrangement might work, but is there a way to release the other spouse from liability when using sub-to, or is refinancing necessary?

It sounds like you already know how to market/find properties for your construction work - leverage that same skillset to find flips.You have an advantage over most beginning investors in that you know more accurately what the rehab costs will be for a certain project.

It's always better to stick with markets you know!

Being able to refinance out is just one of the exit strategies and its good to know how long you have to pay on the underlying mortgage to be able to take out the current obligation.
