Any Realtors have advise on finding expired listing phone numbers that doesn’t cost hundreds of dollars a month?

And no way am I shoveling snow or paying hundreds of dollar each month so the tenant can get their own cars out of their garage. 

There are hundreds of ancillary reasons to choose one avenue over another, that no one but yourself can take into account.

He is an excellent REI attorney and has a few hundred units of his own. 

I know of highly leveraged investors that have a hundred houses on 15 year loans. 

They have a few hundred units and I guess people just let it go and don’t know anything about landlord tenant laws.

The key question I'm asking is, I'm putting in hundreds of hours and meeting the other requirements but am unsure if just taking the disbursements is enough, or I have to actually pay myself in order to be a RE Professional?  

@Scott Garrels if you just need to create the LLC and do not need the legal advice or operating agreements drawn up, there are literally hundreds of places who create them for you cheaply, and they serve as your registered agent as well. 

That being said some large companies will put out hundreds of offers at very low prices without ever seeing them but for them it's just a numbers game. 

I've seen some produce as much as 10-15k net cash flow a yr while others are only making a few hundred.
