It actually went pretty well to be honest.

@Erik Drentlaw Honestly, I think you're getting a little too wrapped up in formulas.  

  -  I was thinking of the latter but to be honest, I don't know enough about lease options to know which would be the better option.  

I can honestly say I've never been more ready...I'm very interested in buying a property in a low income neighborhood, fixing it up and renting to section 8.  

And I'll be honest- for a long-term retirement hedge type of buy and hold, I'd be a little a spooked by the water situation here (although I do think it's shaping up to be a very wet year...but who really knows).

The deal obviously still needs to make sense from a numbers perspective, so just be personable and honest and prepared, with all of the comps and how you came up with the rehab numbers, etc.

Honestly, the only thing that DOESN'T bother me about that story is that he changed his cell number, which doesn't seem problematic at all.  

I am very thankful to this site and all of it's contributors for a place that I can get honest, candid, experienced advice that is not biased towards a sales pitch of any kind. 

To that I simply respond that I have detailed pictures of the whole place and if it was there then rest assured you will not be billed for that.I do not discuss any type of amounts with them because quite honestly I don't know right then exactly how much it will be. 

Honestly, I'd never think twice about when a property was built, but would judge it strictly on my perceived opinion of the condition and a thorough report from a trusted inspector.
