She has actually talked me out of several deals that looked good but had hidden issues, saving me immeasurable time and money.

Everything relates to analogies and hypothetical questions that are hidden to make sense, but have no real value.

I was skeptical at first myself, but sometimes there are really good things out there, but hidden in private arenas.I don't know much about the gas\oil biz.

I agree, I think South Cobb County is a hidden jewel. 

👀The biggest eye opening challenge for me after my first 9 months of ownership was definitely underestimating how much time it would take to do work to the unit myself…I work a 40 hour job, run a REI focused podcast, am an agent, host a monthly event, & working on the systems to acquire the next deal, and time is something that I have to really structure carefully.After working on trying to refinish cabinet doors, install inset hidden hinges, paint, and a few smaller tasks in the unit for probably around 6 months when I had “free time” with subpar success, I began to realize the importance of delegation and the roles that you want to play in your business VS what you should hire out… I quickly read the book “Who, Not How” that I have heard so much about before, and put it into practice and hired a contractor to do some work to that unit, and it is the first thing that I think of today when work needs to be done…Your time is extremely valuable, and definitely be mindful of your $$$/hr worth of time, vs delegating work out to someone who can most likely do it 10x better and in 1/2 of the time to make your vision happen!

It doesn't take but doing one flip to realize what the hidden costs are.

Overall good project but had a hidden sewer issue which did some damage to the budget.
