This is a special "conditional use" that allows you to operate a nightly rental (which is an R2 use,......long term rentals are R1) which is not an use that is allowed in our residential zoning designations.

Would I need a commercial real-estate license to operate it?

Ie. plug in the numbers as if you allow for all operating expenses. 

Any indication why the current owner is selling if the property truly generates the numbers posted above?

The exam is a license that allows you to operate in a certain market similar to licenses by securities brokers, attorneys, physicians, plumbers, barbers and the like.
