I think it was the catalyst though in getting us to be serious about this since we paid hard earned cash to feel confident enough to make the leap of faith.

At the time I was working on some stuff as was faulty confident I could do it.

This combination gave me confidence when making my first deal and perhaps they might be useful for you too.I also looked at doing a partnership or LLC with 2 coworkers for my first deal -- but they ended up not being as serious about the idea as I was!

At least here in Springfield, I know several investors who can refer me to the right people if need be, and I feel confident investing here.Except, the cash flow just isn't that great here.

At first you should figure out what your time frame is and when you need or would like to enter a financing transaction and figure out what each loan product or option requires.Once you have all the options lined up and the requirements for each you can easily execute with confidence.

You don't have to do a big project but one that allows you to learn.After you are more confident with process then you can move to another market.
