Since I have strong experience reviewing title reports, I considered potentially buying at an Association (Yes, I know it can be encumbered by 1st mortgage and other higher priority liens) or at the Bank foreclosure sale.

What is the process? What needs to be satisfied to get a clean Title?

It's supposed to give you access to probate filings, properties with divorces, absentee owners, foreclosures etc, etc.I would love to hear from those that have used it to see if the data is accurate and if it's helping them to find deals easier.

Anyone have a good, reliable service or strategy for getting lists of pre-foreclosures in the Houston area?

I had some short sales and foreclosure during 2006 crash but everything else on my credit was great.
