@Michael Maltais tenant screening is vitally important.

I would give them the opportunity to apply, passed my screening, pay a security deposit, and sign a written lease agreement.The security deposit from the daughter does not belong to the mother and should be treated separately, like you would for any other tenant that abandons a property.

I asked her to read the first chapter and explained why, but she has flat out refused.

You still need to screen tenants, the housing authority doesn’t screen the way you would.  

In these recent years I've seen top industry performers just flat out leave TV because they couldn't take the pressure of all the unknown factors.
