A few of my favorites in no particular order1. 

He told me he wants to be more liquid and would sell me my favorite of the five properties (or all five properties), or wants me to find buyers for the five properties since he wants to be more liquid in a few months for  a larger development opportunity.

The 203k loan is not my favorite, but you can use them effectively.

Of all of the options this is actually my least favorite perk listed. 

I believe that our investing strategy should be colored by the economy at large, not dictated by it. 

@Johnny Awwad : I live a little further south than you, but there are a ton of them in the area, and as @Tj Hines says, almost all of them are on meetup.com.My favorites are:SF Bay Area Real Estate Investing Club - this is a very casual meetup.

I have a feeling that not every broker knows this or is willing to color outside of the lines a bit to make things happen for square pegs like myself. 

I'm not a huge fan of pastel color interiors; a fresh paint job and some hardwood floors (or vinyl wood flooring) may change your perspective on the entire place (crazy what a few changes like that can really do for the look and feel of a property); again, seems like it is in great condition.
