The closing was extended 4 times due to complications with the financing (even though the buyer was pre-approved)So I agree that a cash buyer has some advantage, especially if time is of essence.

Total privacy.And you absolutely do not want to do seller financing with a 2 year balloon unless you have a buy-in clause to pay an extra $.... to extend for an additional 2 years.
