Excuse me, but if a lender accepts a quit-claim deed in any state, they can not foreclose, you can't foreclose on a property you take title to.

If the tenant is paying on time and keeping the property "nice", than its hard to evict them.But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.
