The lesson learned is that its better to have a unit that is in need of repair rather than trying to repair it so it can be rented immediately upon close.I am trying for an escrow hold until the repairs are completed and also argued these are not structural repairs but I am doubtful these proposals will be acceptable.  

However, the middleman refuses to give me his name or contact info because he wants him "exclusively."

I hope the day comes that courts finally accept it as just us and nor a company full blown.Note: I hope your business savings account that is untouched is only for her and not co-mingled with any other funds.

I suggest that you are not a ready to purchase until you have seen enough properties and what they have sold for that you can tell a property that will have offer accepted the first week of hitting the market.  

Just had my offer accepted on my first storage unit. 

Put in any offer, even if you know it won't be accepted, it will get you used to your systems, and learn negotiating skills for the real deal!  

I'm waiting to see if Wells Fargo accepts it.
