Eat their meals there?

Fast forward till now I'm a Banker who understands the market and eats, sleeps, and breaths real-estate.

They are eating 30% of your profit if your property is financed.  

If I have to put down 20-25% that'll eat away most of the funds from the HELOC and won't leave that much over for renovations.

It does seem a little unreasonable to ask her to pay for the blinds for the entire room, but I'm also not excited to eat that cost or have mismatched blinds due to damage that she caused?

After some back and forth of discussing the wrong of this situation, the property manager said he would eat the cost.  

I highly  recommend you start educating yourself on state law and preparing for bad things to happen (before they actually do) or that you consider hiring someone to manage for you before a Tenant eats your lunch. 

This may go nowhere, the injured person might feel it was their fault and eat it.

If I eat $1,000 in repairs then so be it.
