Having one person with final word poses great dangers to your business relationships especially with friends, because you did things together before and suddenly one is "BOSS".

It would be very, very dangerous for a landlord to participate in what is being described.How would you validate that what the landlord was saying is true?  

Sounds dangerous. 

The noise was minimal, as we only allowed 2 riders at a time (they are freestyle riders that do the dangerous tricks you see on tv).

For 5+ units, loan terms are potentially dangerous with higher down payments, balloons & ARMs.

There are more expenses and more work but a good PM who does vacation rentals (very important distinction) could get your property up and running for you and handle all the bookings, guest interactions, maintenance, etc.
