I've implemented a direct mail campaign for the past 4-5 months (with limited success I feel - 1 deal and about a half-dozen "good" leads, with a bunch of tirekickers) and feel that I'm ready to tweak and/or scale. 

Whenever I make a search for Washington, DC I am directed to a 404 error page.

If not, you may just have to live with an unexpected turnover.

So if anyone has turnkey tips feel free to post them or point me in the right/forum or direction. 

So, the increase in pay would come directly from HUD?
