I am agnostic on geography other than looking to stay East of the Mississippi and out high tax/high regulation states. 

However, to protect yourself, you should also obtain a separate STR or landlord policy that covers the specific risks associated with renting out the property.

So I could tell them now and they could take some of their ire out on the outgoing landlord.

I just switched out the door handle for a non-locking one in one of our units so there's no chance they'll lock themselves out.
