This may be true, but the inventory released is pent up due to expiries from covid forbearance, most likely all of these loans will be heavily scrutinized by the numerous regulators, and will be difficult to navigate. 

Hi Timothy, as you mentioned above here in North Jersey it's a bit difficult getting a Quad Plex to come along.

So an example, say I have an excellent plan, have met with professionals picked brains, learned about my local markets, and the properties, would it be difficult for me to seek financing from investors, having no experience?

It definitely makes it more difficult to cash-flow unless I go 70%-80% asking price on most properties. 

While overall it was a good deal, It was difficult to actually close.

Here's what I can think of:Hard money lenders (HML) are definitely a great option for the BRRRR strategy, however it would be difficult to find a HML willing to finance 100% on your first deal. 

The market is crazy right now and it is so difficult to find a good deal.  

This worked in terms of generating cashflow and appreciation although it was difficult to scale without it becoming time inefficient. 

My significant other and I have talked about house hacking for 1 year to get out first rental property, but that too seems like it will be difficult to find. 

Some of the difficult things for me lately and I'm sure everyone else is finding something that I consider a good deal.
