The good news @James Erickson is that you're going to be able to fix this problem for sure and show off your value as a property manager.There are tons of water saving devices that will pay for themselves in no time.

Not that I havent found anything in my budget, but I haven't been able to find a property in an area that I feel safe/comfortable living in.I am starting to think maybe I should change my focus and try to find cheaper SFH where the mortgage payment would be around the same as my rent now (or slightly more).

This might work there.Another reasonable location would be somewhere in the Hamilton / Cambridge / Waterloo /  Guelph polygon:- Lots of available space- 15 - 45 min access to high tech centers, culture, urban centers - Growing safe communities- etc.Anyway - well above my ability to influence.Oren

If HQ2 moves somewhere, it’s a pretty safe bet that other companies will too.

You will want to make sure that it is in writing and I would recommend that it is sent certified mail just to be safe. 

All of the multis that I looked at are in areas where I would not feel safe after dark (I'm a 30 year old guy, no kids, so not a safety-freak by any means).

As a long term "foreigner" based in Madrid, I can certainly confirm that Spain is a popular and safe place for overseas investors to buy real estate and it has been since the 1970s. 

Get your personal finances in order to where you can safe $500 a month and start socking that away.  

Figured this out when I moved it away from the gas hot water heater.He also handled eco fiberglass by hand and told us its safe because it's ECO.

Think of risk as a scale- very safe on one end and very risky on the other.
