I have always been told those bookings - although you do get some last minute type stuff, but a good portion of them are booked well in advance.  

Any advice is appreciated, even the ugly stuff.

The single family day to day stuff was really getting to me.

I tell everyone landlord do not care what kind of recreational stuff they smoke so long as refrained inside the house.

It's been great hearing other stories from folks outside of real estate, and I find that many of their ideas are still relevant to me in my own entrepreneurial endeavors even though they're doing stuff I have no interest in like reselling on eBay or running online retail stores. 

Do not want to complicate stuff for such a small activity.

More commonly, if we're showing a house where the owner is open to leaving some stuff behind, we'll mention those items specifically to prospective tenants, almost as a "bonus", if they want it. 

I always do what is the right thing to do and not cheap out on stuff that needs to be fixed, regardless of the cost.

The other thing that I would mention is that every single brokerage that touts training basically teaches you the same stuff...call friends and family, call FSBOs (for sale by owner), and expired leads, etc.

This stuff is exciting!
