The economy has already lost 5+ million jobs (or 3+% impact on the unemployment rate) to mass early retirement, added deaths, lack of immigration, and excessive levels of disability...and the fed is trying to drive more lost jobs.

The home is a 3 bed/1 bath sfh and just finished remodeling including new roof and hot water heater. 

I am at 7 pages and still need to tweak a bit as I had a Tenant wanting to do a final walkthrough after 9 pm when I had gone to bed even though I saw Tenant earlier and didn't mention moving out same night with 1 full day left ahead to moving out.

The 12 unit is a two story building with 8 2 bed and 4 1 bed apartments.

Estimated repairs: $40,000 and I like to include a fudge factor $8,000 for $48,000 in all.Each unit is 2 bed 1 bath and 1000 sq ft.3 out of 8 units are occupied with two probable evictions. 

I don't have to tell her to clean the toilets or to change the bedding, but I do have her check to see if anything is missing and I have a list for that.

That is our incentive to go above and beyond what a typical PM would do - 50% of every dollar saved or made in cash flow goes into our pocket :-)We also set these up as LLCs, and if we decided we no longer wanted to or were able to (say do to injury of death etc...) the PM fee would be deducted from our half of the returns, since that was 'our contribution' to start with.
