In most states an observed property line becomes the defacto property line after a long period of time.

These companies are de facto bringing hard money principles "to the masses" with a twist here and there for those who do not qualify conventionally or otherwise operate in a market where all cash/fast close presents the only opportunity to buy.

It is called border income and only a couple scenarios work when trying to use the income.What state are you buying in? 

Removing the HVAC condensation pipe, maybe they did that but unless they de-plumbed it completely you're talking about a couple dollars worth of pipe.

As far as I know you can only 1031 out of a crowdfunding deal (a syndication) if you invested as a tenant-in-common (TIC) or in a DST (Delaware Statutory Trust).

I would look into a NNN leased property or a Delaware Statutory Trust (DST).
