The owners of the house passed away and was left to their daughter .

With more than 20 years experience as a landman (negotiate and manage oil & gas leases and other contracts/agreements related to oil & gas exploration and production) I have suddenly found myself with mental bandwidth capacity to spare thanks to the collapse in oil prices. 

Although there are definitely pockets of poverty, mental health problems, and the non-violent crimes associated with drug addiction.  

Positive mental attitude is everything.While I have a good credit score, I don't let banks get their hooks in me.  

The only personal issue I have with that is, I wanted to adhere to a "pay in cash and don't use credit to fix possible repairs" type of mentality.

My daughter went to school out of state and when we looking into housing options, it made more sense to buy her a house than to stay at the dorms or rent a place.

On these I pay attention to the area.Multi-family units bring with them an apartment mentality from tenants and can be more labor intensive.

My biggest block (be it mental or actual) is in funding the deals.

He forgot to add in his daughter's college education fund! 

So our aim is to create a team mentality with the buyers to pursue common vision.
