Is the contractor qualified to give an estimate on foundation repair, if not then you need to get a foundation repair expert.

I don't want to pretend to be an expert.

DO get  certified copy(s) of the death cert - like one per financial institution, one for the County Recorder plus a spare. 

That's another strategy though I'm definitely not an expert on that and someone else should weigh in on how that is done.You have to look at what cash on cash return you can get on investment property to insure you can get a good enough deal to beat your 401K year in and year out. 

Hi Igor,Are you only considering active investing or since your ultimate goal is passive income, have you looked at syndication from a standpoint of investing in one and learning how the experts do it before jumping into something w/a lot of money and no experience?

If you haven't spent enough time educating yourself, you may be able to fool average joe you're an expert, but you'll never trick a winner.  

We all aren't born expert investors or landlords...I am learning just like you.
