Occasionally other auctioneers will do a property as part of an estate. 

I usually do a 2 year (occasionally 3)  lease.  

I'm currently rehabbing and flipping houses in the Toronto area, and I've become way too busy with everything I have going on.I have contractors and subs that work on my sites, so I rarely do anything myself, though I am relatively active at checking up on sites and ensuring materials are sourced for good prices.I've bought 9 houses in the past 6 months (not all to flip) and managing the reno's, sales, financial partners, and looking for more deals has me pretty swamped.Things have been picking up in the past couple months too, which makes me even busier.I spend a lot of time trying to get deals on the MLS, which I occasionally find.

There isn't a lot of great, well even good, deals currently, but occasionally one pops up.

As an occasional blog author myself, I also want to put it out there that I often make grammatical mistakes, have weak sentence structure, don't format things properly, or otherwise create posts that are hard to read.

It does happen occasionally but not usually.On three rehabs so far this year, I have rehab costs of $27k, $16k, $15k, and I do some work myself because I enjoy doing it.

We have several tenants that last for years, and we have tenants occasionally that disappear after a month or two.

We regularly loan to 75% and have done an occasional deal where they paid 78% (always minus expenses).

With the help from my wife, who has experience in interior design and an aspiration in home staging, we set a goal of obtaining several buy and hold multifamilies while simultaneously searching for occasional fix and flip properties.

I don't know if it has anything to do with your crash, but...On the forum the past few days I occasionally will open one or two topics that are formatted wrong...the threads do not start until below the left side nav bar.
