I was lucky, I billed them and they paid it.In retrospect, I'd measure the tank at turnover, pay the departing tenant for their fuel that they bought (use that day's price, it's the only fair way and it's how it's done when you buy and sell and property) and then charge the arriving tenant.

Monday rolled around and he told me he had made a mistake and there was just blockage in the line 15 feet under the foundation and that he had cleaned it before I had arrived (He was there for 30 minutes before me and had no access to the inside of the house).

=)Sue K. hoa stories are legendary. i manage a property with a nazi hoa about the trees and landscaping. they literally waited around the parking lot and then chased me down when they saw me arrive to tell me to cut some branches....and proceeded to stalk me another time when i was selling a house in their community to get the owner to move a bag of mulch...but since i've managed the discussed property above, i haven't heard a peep from this one...., but i'll make calls tomorrow

We have had great experience with vacationers but I think it has helped that we are here to greet each guest as they arrive and it doesn't hurt that we live upstairs.
