Doing so would make the houses look more uniform and give it some more curb appeal.

I would recommend doing STR and appealing to the travel nurse crowd.

And I agree that knocking on their door is the best option if you're trying to appeal to their emotion, second calling, and then a letter.

I’m a bit wary of taking on more debt at this stage of my life, but do like the idea of not leaving thousands on the table - the second option is appealing in it’s simplicity and keeping on Uncle Sam’s good side.Thoughts/insight?

Lakefront properties in general have a great appeal in the STR world..with the right touch and whistles..it can turn out to be a better deal in the long run..

He HAS mentioned he wants to do something about the curb appeal when the weather warms up. 

It isn’t the “cash” itself that’s appealing to a seller, it’s the fact that the cash buyer can close without contingencies.

Possibility for Section 8 rentals (looking more and more appealing every day).

Once we get the units up it will be much more appealing if we decided to sell than a vacant piece of land.

As appealing and fun as it seems, I am not too certain that house flipping will be my strategy of choice -- at least maybe not as my first deal -- as I am currently working a full-time W-2 and do not anticipate that I will have the time and resources to manage a flip.
