Ok, so let's address some possibilities one by one to see what is likely.If you found out that there are material defects in the property (which you have) then it is entirely appropriate to ask for some form of "fix" if strategically it makes sense to do so.It is possible that the agent is reluctant to include your request for a price reduction commensurate with the level of damage to the property for a variety of reasons.

Jason,I occasionally see listings in my area that say "seller's _____ is a licensed agent", where you can fill in the blank with a variety of family member relationships (brother, husband, etc).

But now that agent has to put it back up for sale and waste days on market which is essentially ACID to the price of the home.

I'm suspecting you're right in that there is such a wide variety (putting it off till end of month, planning ahead at beginning of month, etc.)
