I love MFH investing because of the higher cash flows. 

If you have an accepted contract, the only thing I would really worry about is copies of all leases.If you are still underwriting and thinking of offering, the price is going to be more dictated based on your own knowledge and idea of what you can do with the property, versus what the seller financials state. 

Are you not able to make up the difference with the HELOC and the rentals or would you prefer not to? 

I'm looking at the bottom third of the market to focus (in Boise that is under $450k).

The location of the property is near a college and the setup is very similar to college apartments.

That being said, most originators are hit with a clawback penalty if you payoff your loan within 6-9 months, meaning that the originator has to repay all commissions and fees to the buyer of the loan if you payoff the loan within that period.
