As an example if your house was going to sell in two weeks for full price, and some random person came up to you and said I really want this house but I need six weeks to get you the money.

Would this be advantageous at all when compared to a traditional BRRRR and keep it as an investment property?

It's done well enough to keep the lights on with a modest profit, but definitely could do a lot better with more of that experienced property manager's "secret sauce".

Not exactly sure where to look for this and have done some googling and asking around but don't have a clear answer for how folks have managed keeping the books clean and everything paid on time in a simple manner!

Flipping isn't too worrisome for me because I know in times like these I just need to make sure my quality is there and that my pricing is a little more aggressive to keep the project moving.

I personally would go with cedar and have vertical posts spaced 5 inches apart.

Sell the empty lot OR JV with another investor who can take over the project and keep you as a silent partner or limited partner.

So the cost was maybe even baked into the home price, which the buyer pays.Bottom line is this: the courts found that the  industry illegally conspired to keep commissions high.
