I look to buy 3 bedrooms / 1 bath single family which are PERFECT for single mothers with one or two children who might be starting over.

After a lot of research and deliberation, I have come to the conclusion that my strategy is going to be to begin with a house-hack on a multi-unit within my price range and within an hour of Silver Spring, MD, so likely a single-family home with a "mother in law suite" or extra square footage which I can turn into a small unit to live in.

I came home one night this week, and she told me her son inherited a house from her ex-husbands mother.

I have a wife, two daughters, and a Colombian mother-in-law. 

Turned a 4th bedroom into a "Studio/Casita/Mother in Law suite" with bathroom and kitchenette.

My fiance mother and sister own a cottage outright.

I believe he already had a successful Airbnb business running, and he used this strategy to expand.I also did this with my last home with my mother - my neighbor wanted to sell me her house.

I also have a small W2 this year as I am a PRN Registered Nurse. 

Of course not 100% of section 8 tenants are rough on houses.. but keep in mind in many markets the section 8 tenant is a single mother with 2 to many kids and a few baby daddys that bounce in and out..

It has a main home and mother in law suite that I’m renting both out seperate with very good cash flow.
