Unless OH has different laws than other states, you don’t need a license to build new construction so long as you are the owner or record, I.e. owner/Builder or you hire a licensed GC.As far as plans, you need a professional architect as well as a structural engineer to perform these tasks, you can’t just buy some generic plans.

But bringing in closer to 5.5k/month currently because it’s less than half full due to a fire next door several months ago that forced them to evacuate the whole building until engineering reports/inspections were done, and with the owner being from out of town and a very weak management system in place they’ve been very slow to fill it back up.

If that same deal works for Equity, but not for Cash Flow...and you are looking to hold it, then don't buy it.Base the Offer Price using reverse engineering for all the above strategies, and make the offer based on the strategy you want to use.
