Norman has a great school district, as well as Moore.

Proximity to a good school (.2 mile), list price was right, and needed work (BRRRR opportunity) How did you find this deal and how did you negotiate it?

Schools are decent,crime is low, in Virginia landlord tenant laws are more favorable towards landlords, metro expansion seems to be heading more south of the city, and cost per sqft is significantly lower (in general) than Arlington and DC. 

- not best area due to crime, bad schools, but location is good for people working in city.no-one car garage only, on street parking might be tight, 2-3 car can fit in drive way - current owner brought around 700 in 2017, asking 1.1M  not sure if its worth,  comp does not justify. - seller is in hurry,  want to list on market soon - seller only upgraded major appliances,  flooring and crown molding, overall asking price seems too high.

If they graduated in physics, that's one thing but if they graduated in message therapy that's something else. 

I am currently a high income earner but will possibly go back to school within the next few years which would decrease my income.

I see many great looking deals on Roofstock, but it seems as if their properties are overpriced and their "4 star neighborhoods" are ones that I'm told are not good at all, neighborhoodscout says it's number 2 on the crime index out of 100 (1 being the worst), areavibes gave it an F rating on crime, employment, schools, and housing. 

It's the school and parents fault.  

In a decent neighborhood around here you can easily get over $2k per month for a 3br house in a good school neighborhood.
