The first step would be to use zillow... go to mortgage section and input data into their calculator.

There is a risk of getting stuck on any detail be it financing, property selection, taxation or tenant screening (another example: people have posted some formulas so complex and burdensome enough that I am not sure they are sustainable or realistic in light of the recent data that most US renters are financially fragile, (Just Google Financially Fragile Renters, FINRA)... 

We will explore those ideas. 

One of which is a 4 unit.Now, this guy sent me a table with the information about the properties and two rows of the table gave Zillow rent and zillow estimate (for the current sale price of the property).I've already checked all of the local assessment data on the property and all of the estimates are almost double what he has paid for it.

I've been reading quite a bit about real estate investing and am now finally getting into actually researching and crunching numbers, which leads me to this head scratching moment...I'm perusing RealtyRates.com and am looking at the national data for apartments.

We would like to set up a Computer as a Main Computer Data Base.

I would like to mentor with someone in the area who knows the business but I am not quite sure on who to contact or what avenues to explore to find someone willing to be a mentor.
