We did not purchase the first property with an investor's scrutiny but the property does cash flow enough that it's a stand alone venture.

My partner and I are venturing in to trust deed investments. 

You might research which builders are doing those new homes in that neighborhood and see if any would be interested in doing a joint venture with you.

Will venturing out to the US with my good buddy have an impact on my ability to borrow, use RRSP funds, or in any way that I am not aware of?

What I plan to do is start off trying to mostly wholesale properties but ultimately would like to do fix and flips once I save enough money and can start to venture into these other areas (focusing more on wholesaling for now).If anyone can point me in the right direction of getting my first deal, I would really appreciate it.

Once you've done that, you can locate Joint venture partners that have experience in either and negotiate some sort of agreement where they present the deal, manage the work, and report back to you.
