The home has been occupied by tenants for the last several years.I would plan to have the underside of the roof painted in the attic to cover up the black coloring.

I am an investor based in Fairfield County, CT and just rejoined BP after many years away.From 2005-2011, I got up to ~150 units in SF & MF both rehab & new construction, Class B & C, but (regrettably) sold all to focus on institutional real estate and private equity.Since selling off, I got an MS degree in real estate and participated in most asset classes institutionally ($10-250mm+) with a focus on SF & MF.

There are so many VA sellers in this area who need help to move on from the purchase they made in 2020-2022 who now have a home that is either underwater (owe more on their mortgage than the house is worth) or cannot afford to pay the closing fees associated with selling their home!

Like the previous post said pricing will depend on condition and many Yorba Linda renters expect at least a moderately updated home. 3 bed 2 bath start in the $3,000 and will go up from there depending on location and amenities.
